1. What this site is
Brazos Prairie Ranch & Land (“the Site”) is an advertising and marketing platform for rural, ranch and equine real estate in Brazos Prairie. The Site is not a real estate broker or brokerage. We do not represent buyers or sellers, do not negotiate contracts, do not hold earnest money or escrow, and do not provide brokerage, appraisal, inspection, lending or legal advice. Every property advertised here is offered by the licensed agent or private property owner who submitted it.
2. Accounts and eligibility
You must be 18 or older to create an account. Accounts are one of three kinds: licensed agent, private property owner (FSBO), or buyer. Buyer accounts are free and may save properties and send inquiries, but may not advertise property. You are responsible for keeping your login secure and for everything submitted from your account.
If you register as a licensed agent, you represent that you hold an active Texas real estate license and that your advertising complies with Texas Real Estate Commission rules, including identifying yourself and your sponsoring broker in your listings.
3. Listing fees and agent membership
Private property owners pay a one-time $99 fee per property, plus an optional $49 drone video tour add-on ($148 total). Featured placement is available as a one-time upgrade. Licensed agents receive a 90-day free trial, after which a monthly county membership is charged to keep listings published. Prices are shown before checkout and may change for future purchases.
One-time fees are earned when your property publishes and are generally non-refundable. Monthly memberships and advertiser packages renew automatically until cancelled and can be cancelled at any time from your dashboard or billing portal; cancellation stops future charges and ends publication at the end of the paid period.
4. Advertiser packages
Business and land-specialist advertising is sold by county, in limited numbers, and is subject to approval. Approved advertisers are invoiced by card; a banner publishes automatically once the first payment clears and is removed if a payment fails. We may decline or remove any advertisement at our discretion.
5. Payments
All payments are processed by Stripe. We never receive or store your full card number. You authorize recurring charges for any subscription or monthly advertising package you purchase until you cancel.
6. Content you submit
You keep ownership of the photos, video links and descriptions you submit, and you grant us a licence to display and promote them on the Site and in our marketing while your listing or advertisement is active. You warrant that you have the right to use everything you upload, that your property details are accurate, and that you will not post misleading, unlawful, discriminatory or fair-housing-violating content.
7. Prohibited use
Do not scrape, copy or resell Site content, send unsolicited commercial messages to members, submit automated inquiries, impersonate another person or brokerage, or attempt to access accounts or data that are not yours.
8. No warranty; limitation of liability
The Site and all listing information are provided “as is.” Acreage, water, minerals, improvements, taxes and boundaries come from the advertiser and must be independently verified before you rely on them. To the fullest extent allowed by law, our total liability arising from your use of the Site is limited to the amount you paid us in the twelve months before the claim, and we are not liable for indirect or consequential damages.
9. Governing law
These terms are governed by the laws of the State of Texas, and any dispute will be handled in the courts serving Parker County, Texas.
